Step through the entrance and the home begins to unfold.
Positioned on 1,161 square metres of north-east facing waterfront land, the home captures the essence of coastal living while presenting a bold architectural presence within its neighbourhood. From the street, the façade offers only a glimpse of what lies beyond. Natural stone cladding and strong architectural lines create intrigue, while a dramatic timber-clad pivot door signals the beginning of a carefully choreographed spatial experience.
At its centre lies a lush internal courtyard, anchored by a magnesium pool and framed by tropical landscaping. This green heart of the home fills the surrounding spaces with natural light while creating moments of calm throughout the residence. Floor-to-ceiling glazing dissolves the boundary between interior and exterior, allowing spaces to breathe and connect effortlessly with the outdoors.

The architecture balances grandeur with liveability. Vast open-plan living and dining zones connect seamlessly with a double-height alfresco entertaining area, forming the social core of the home. The kitchen acts as both a functional workspace and a sculptural centrepiece, perfectly positioned for hosting and gathering.
The lower level also features a private cinema, guest accommodation and multiple entertaining zones, reinforcing the home’s ability to transition between intimate family living and large-scale entertaining.

Upstairs, four generous bedrooms are arranged to maximise outlook and privacy. The waterfront master suite offers a retreat-like experience, complete with a kitchenette, designer dressing room and luxurious ensuite. A secondary living area provides additional flexibility for family life. Hettich premium drawer systems feature within the cabinetry of the project, delivering the smooth performance, precise engineering and refined detailing expected in a residence of this calibre.




Beyond aesthetics, the residence integrates advanced technology and sustainable thinking. A C-Bus home automation system manages lighting, audio, security and climate, while solar power and enhanced insulation help reduce overall energy consumption. Thoughtful planning during the design phase also allowed for improved natural airflow throughout the home, reducing reliance on mechanical cooling.
Outdoor living remains central to the Ashbourne House experience. The property’s 22-metre waterfront frontage connects directly to an 8-metre pontoon, creating a seamless relationship with the surrounding waterways. A triple garage and integrated storage solutions ensure the home remains as functional as it is visually striking.

Throughout the project, Kenins Group approached the build with a clear philosophy: luxury should never come at the expense of functionality. Instead, the two should work in harmony.
